About This Service

Two seasons of Ozark pollen, summer storms, and Missouri's red clay-tinted runoff add up — driveways turn gray, vinyl siding goes green, and the deck you stained three years ago looks ten years old. Pressure washing fixes most of it in an afternoon. We run a 4 GPM hot-water rig out of Springfield, set the right pressure for each surface, and rinse everything down with biodegradable detergent before we ever pull the trigger on the wand.

What We Wash

Driveways and walkways take the worst beating. Concrete, exposed aggregate, stamped concrete, brick pavers — all of it. We pre-treat oil stains, hit tough spots with a rotary surface cleaner, then chase the dirt down the slope. Most two-car driveways take an hour to ninety minutes start to finish.

For siding, we use a soft-wash technique on vinyl, Hardie, and stucco — low pressure, plant-safe detergent, and a slow rinse so water never gets driven behind the panels. Brick and natural stone get cold water and a longer dwell time on the mildew killer. Decks are pressure-set to the species — pine and cedar stay closer to 1,500 PSI, hardwoods we go gentler. Fences (vinyl, cedar, picket), pool surrounds, retaining walls, and patios round out the list. If you can rinse it with a garden hose, we can pressure wash it.

Where We Work

Springfield is our home base — that's where we load up and where roughly half our jobs are. We run east as far as Marshfield and Rogersville, west out to Republic and Battlefield, north to Bolivar and Buffalo, south into Nixa, Ozark, and Branson. Tourist properties around Branson, Hollister, and Kimberling City stay on a regular rotation through tourist season because Airbnb hosts can't afford a green-streaked rental on a Saturday check-in. Lake homes around Osage Beach, Camdenton, and Eldon get the lake muck pulled off the boat dock and seawall once or twice a year. If you're inside about an hour of Springfield, we cover it.

How Often

Ozarks-area homes generally need pressure washing once a year. North-facing siding, properties near tree cover, and lake homes that take constant moisture might want twice — once in spring before pollen settles in, and once in late summer before fall rains. Driveways take a one-and-done annual treatment unless oil drips or red clay tire prints become a regular thing. Decks and fences benefit from a wash before any stain or seal job — sealer bonds properly to clean wood and lasts twice as long.

If you're prepping a house to sell, schedule the wash two weeks before listing photos. That gives siding time to fully dry and the driveway concrete time to lose any flash whitening from surface cleaning.

What We Don't Do

Roofs. We don't pressure wash roofs. That's a different specialty — soft wash with very specific chemistry — and pushing water under shingles is how leaks start. If your roof has black algae streaks, we can point you to someone who does roof-only work.

Industrial cleaning, fleet vehicle wash, parking-lot striping, and graffiti removal on commercial buildings sit outside what we do. We're set up for residential and small commercial only.
